It represents one of the tallest buildings in Bologna and affords panoramic views of the historic central area. Ardian/Rockfield completed the purchase of the asset from Stonehill in March 2025.

The residence is situated immediately next to the Politecnico of Milan's Bovisa campus which is planned to undergo expansion of 105,000 sqm of new built space and is expected to complete by the end of 2026. The residence is adjacent to two overground railway stations, which provide access into the city centre, as well as Malpensa Airport. The residence will be contained within extensive and landscaped grounds, which will include tennis courts and other leisure amenities. Construction is due to start in late 2026 and completion is aimed for late 2028.

The University of Padua was founded in 1222 and is the second-oldest university in Italy after Bologna. The residence is a five-minute walk away from the main railway station to the north, the university area to the southeast, and the historic centre of Padua to the south. Padua is less than 30 minutes by train from Santa Lucia Station in Venice. Construction of the project is due to start in late 2026, in time for completion in the 2028/29 academic year.
