Market Background

A shift in attitude is taking place in the way people in urban environments wish to live. Habits are changing as people of all ages are more willing to share amenities in single, purpose designed buildings.

This lifestyle choice promotes the creation of a sophisticated, interactive micro-community of like-minded individuals. Such a way of life is especially relevant to the post-millennial generation of both students and young professionals. A parallel approach is also being adopted by retirees across Europe, whose requirements are similar to those of the younger generation at the opposite end of the age spectrum.

Stonehill is delivering a range of different real estate products in multiple European markets that specifically address these needs.

Densely developed, high value urban environments, particularly in historic central areas, make identification of suitable development sites challenging. Stonehill develops student projects that are as close as possible to university facilities and with access to public transport and broader retail and leisure amenities.

Its senior living developments respect the fact that most occupants will have lived in the local area before retirement and therefore want to be close to familiar landmarks and retail/leisure facilities.

Matthew Cartisser

Founder of the Stonehill Group

After reading law at Cambridge, Matthew Cartisser entered the real estate industry on his own account. Over a lifetime in the industry, he has developed most property asset classes in the UK and other European markets. He was involved in the early-stage emergence of the UK out-of-town retail sector, which also took him into the Polish and Spanish retail markets. His focus in recent years has been on pan-European student accommodation and related uses.

Ugo Reato

Country Manager – Italy

A graduate of the Istituto Universitario di Architetture di Venezia Ugo Reato started his career in Milano as an architect in 1985. He then joined Gabetti Spa where he became head of the international department. He then moved to JLL and headed their valuation department. As country manager for Stonehill, Ugo brings with him experience across multiple asset classes and an in-depth knowledge of the Italian real estate market.

Maria Raffaella Bertoli

Development Manager – Italy

Maria Bertoli has a degree in architecture. She was an associate Director of JLL based in Milan for 10 years before joining Doughty Hanson, where she was the sales & marketing manager for the Italian market until 2010. Maria has been closely involved in the Italian development industry and has a detailed understanding of the planning and administrative processes involved in delivering complex commercial projects in many of the well-known historic towns and cities of northern Italy.

Dominic Braun

Development Director – Germany

Dominic Braun as a Master’s degree in business administration and mathematics. He moved to Stonehill in 2015 from Pegasus Capital Partners and the Sontowski Group, where he specialised in development and real estate financing. At Stonehill, he is in charge of new development activity in the German market.

Mirjana Messerer

Country Manager – Austria

Mirjana Malaika Messerer’s background is operational management of Health & Fitness and Student accommodation. She was assistant general manager at Holmes Place in Vienna before moving to London to manage the former Nido student residence in Spitalfields, one of the largest private student residences in Europe. Moving back to Vienna in 2016 when she joined Stonehill, she has coordinated the delivery of the company’s 632 room Dresdnerstrasse student residence.

Lukas Batthyany

Country Manager – Hungary

Lukas Batthyány has a Master’s degree in economics from the Leopold-Franzens Universität of Innsbruck. His family has historic roots in Austria and Hungary. After 1989, Lukas became involved in the family’s agricultural and forestry interests in Hungary. Equally at home in the property markets of Hungary, Austria and Germany, in recent years he has become an expert on Hungarian real estate, focusing on the capital city Budapest.

Beatrice von Schilling

Development Manager – Germany

Beatrice von Schilling has a Master’s degree in History of Arts and a formation as a journalist. She has been working in the documentary film business for many years. She supports Dominic Braun in developing the German market for Stonehill projects.

Tony Scholes

Group Construction Director

Tony began his professional career as a Quantity Surveyor in the UK, working for both clients and contractors in the retail and residential sectors. Since 1995 he has been based outside the UK and has delivered numerous major developments, acting as a Project Manager, Project Director and Country Manager in Europe, the Middle East, Asia and North America. His sector experience includes Residential, Retail, Commercial, Industrial and Airports.

For the last few years, Tony has been leading development teams on high profile schemes in South Eastern Europe, responsible for the commercial success of projects from initial feasibility through to exit.

Jacob Knight

Senior Development Surveyor

Jacob read law at Exeter University. He moved to Stonehill in 2018, having previously worked for Macfarlanes and Schroders in their investment funds and corporate legal teams respectively.

At Stonehill, he is providing support across multiple markets on a range of legal matters.

Kathrin Posch

Construction Manager

Kathrin trained as an architect in Hannover. In her early career she worked in an architectural practice specialising in the hospitality sector before moving into construction.

Since 2001 she has managed numerous construction projects, including hotels, residential developments, FF&E/OS & E contracts and trade fairs. She has also acted as a construction manager and project manager. Kathrin is involved in Stonehill projects in Austria and Germany.

Markus Moucka


Markus studied civil engineering at the Technical University of Vienna, where he focused on general contracting and tunnel construction.  Over a 10 year career since graduation, Markus managed numerous national and international university, office, hospitality, industrial and retail projects.

He played an important role in managing the Campus Business Economic University in Vienna, automotive projects in Germany and Hungary for Daimler and Audi and a student residence for Milestone in Budapest.  He has specific expertise in sustainable technologies and administering the requirements necessary to achieve BREEAM, LEED, ÖGNI/DGNB certification.

Markus plays a multinational role in Stonehill’s pan-European development programme.

Germany is the largest student market in Europe with 2.8 million students. Encouraged by the Federal Government and attracted by zero tuition fees, the 358,000 foreign student population is growing faster than the domestic one.

There is both quantitative and qualitative demand for PBSA in most university towns across Germany, particularly in the larger student markets, where the strong residential sector is competing for scarce development sites.

With a population of over 1.9 million students, of which 80,000 are international, Italy represents an early stage market opportunity. Stonehill has a student development pipeline of circa 2000 rooms plus a hotel and a residence for senior citizens.

Stonehill’s first project is in Bologna, which will be within walking distance of the world’s oldest university. Construction of a 513 room student residence will start in 2018.

Stonehill is an early stage entrant into the Budapest market, which has 112,000 students attending 36 separate higher educational facilities, approximately 10% of whom are international.

Stonehill’s first project will be developed jointly with IC Campus and is located next to of one of the leading universities. Construction will start in Q3 2018 and completion is scheduled for Q3 2020.
